Midtown is experiencing a tremendous amount of residential, institutional and commercial development with over $2 billion invested in area projects since 2000 and more than 3,800 new housing units.
691 West Alexandrine
This property is located next door to Rainer Court (711 West Alexandrine), and will be rehabbed into 2 residential units.
This historic canfield home is the last on the block to be redeveloped. Plans for this home will bring 1 residential unit and 1 office unit to the neighborhood.
Once a hotel, 71 Garfield is a green, mixed-use, renovated complex of 22 living/work spaces and eight art studio/retail spaces geared towards artists. The building is on track for Energy Star rating and to accomplish energy reduction below 50% of current ASHRAE standards. Solar power will offset 20 percent of the buildings energy load and a geothermal system will provide heating and cooling.
92 E. Forest
This former church will be renovated into an art space. The $5,000,000 transformation will be utilized as an art gallery/music venue, and will feature a bar inside as well as outdoor patio space.
The Baltimore Station development is located on Woodward Avenue in the Milwaukee Junction area directly on the M-1 Rail route. The $3.7-million project will bring 11 market rate units and 8,000 square feet of retail space to the area. Groundbreaking is estimated for the fall of 2016, with a 9-12 month construction process.
Brush Park will see a mixed use project which will add 400 residential units. 20% of the units will be designated affordable. Apartment buildings will feature ground level retail. Included in the massive development project is the redevelopment of 4 historic mansions. The Ransom-Gilis home recently finished construction adding 2 units that are fully occupied. Construction is underway for the other 3 mansions, but the other aspects of the project are given an estimated timeline of 3 years for completion.
Boulevard West Building
In 2009, Midtown Detroit, Inc.affiliate New Center Council acquired the 40,000 square foot building that is located at 2990 West Grand Boulevard and completed significant renovations to the office suites and common areas. In addition to the renovated and upgraded obsolete office space the building will house 1,000 square feet of new retail space on the ground floor along Grand Boulevard. NCC also renovated the 42-space parking lot adjacent to the building just to the west of the 2990 West Grand Boulevard to serve the tenants in the Boulevard West building. The project provides new office space to attract new jobs to the area helping to ensure the long-term viability of the district. Total cost for this renovation was approximately $1.2 million.
The Brentwood Apartments are located at 487 Prentis near 2nd Avenue in the North Cass neighborhood. The $1,200,000 renovation project offers 38 new residential units. The project was completed in 2014.
This residential structure will go through a gut-rehab and add 6 units. Behind this structure will be a new construction on the same lot that will add an additional 6 units.
Cardinal Health, Inc. - Medical Products Distribution Center
Construction of the 275,00 square foot medical distribution center was completed in the summer of 2015. The new distribution center will serve as an anchor for Henry Ford Health System's neighborhood redevelopment initiative. This development brings a $30-million investment and 140 jobs to the Midtown/New Center area.
