Midtown is experiencing a tremendous amount of residential, institutional and commercial development with over $2 billion invested in area projects since 2000 and more than 3,800 new housing units.
Detroit Symphony Orchestra
The DSO is planning for future development which will enhance the overall DSO experience and add to the Midtown landscape. The plan calls for more commercial storefronts along Woodward Avenue, more performance spaces, a new event plaza space, and live/work residential spaces.
East Ferry Townhomes
The East Ferry Townhomes are located in the Art Center neighborhood. This $8,400,000 residential development will consist of 58 units.
East Palmer Townhomes
The East Palmer Townhomes are located in the Art Center neighborhood. This residential development consists of 11 new townhomes, containing 3, 4, & 5 bedroom units. Construction is completed and units are ready for sale or lease.
This new construction is planned to take place near 3rd and 4th Street in the North Cass neighborhood. The project calls for highly sustainable 1200-1400 square foot, single family homes. 14 homes will be constructed in the first phase, which is estimated to begin fall of 2016. As part of the eco-homes project a natural playground will be constructed at the corner of 3rd Avenue and Willis Street. This playground will feature all sorts of play components that will promote child development while also providing a much needed amenity for the neighborhood.
After a fire closed the building, and several years of setbacks delayed construction, Forest Arms apartments finally opened its doors to residents in May of 2016. The 56,000 square foot building was a hot commodity as all 70 of its units were quickly leased. Going in on the ground floor will be commercial tenant Third Wave Music.
Construction is currently taking place at the intersection of W. Alexandrine and Third to bring this Memphis style world famous chicken restaurant to Midtown. Construction for this $1 million, 3000 square foot restaurant is estimated to finish summer of 2016.
Henry Ford Health System Cancer Center
Cancer related treatment, support services, urgent care services, and clinical treatments will no longer be spread out over Henry Ford’s Detroit campus. The new $110 million facility will house all of these services in a 144,000 square foot cancer center in an effort to make cancer care more comfortable and convenient for patients and families. The facility will also feature retail space a rooftop garden, and is expected employ over 230 people.
The former Agave restaurant space on Wooodward and Canfield has been redeveloped into a 12,000 square foot restaurant/entertainment space. This $4,500,000 redevelopment features the main bar/restaurant on the first floor, and a small music venue and all-season beer garden on the second floor. This project was completed in 2014.
Kirby Center Lofts
The Kirby Center Lofts are located in the Art Center neighborhood. This $6,900,000 residential development converted the former Kirby Center Hebrew Day School into 26 loft apartments. Construction on these units finished in the summer of 2016.
The Midtown Loop is a series of infrastructure upgrades to provide more accessibility while also promoting pedestrian friendly development. -Phase I: .85 miles of upgrades along Kirby & John R. Investment amount: $1.75 Million (completed 2011) -Phase II: .72 miles of upgrades along Canfield & John R. Investment amout: $2.3 Million (completed 2013) -Phase III: .52 miles of upgrades along Cass, 3.7 mile bike path. Investment amount: $4 Million (completed 2015) -Phase IV: 1.17 miles of upgrades along Mack, Brush & Wilkins. Investment amount: $5 Million (underway) -Third Ave: 1.42 mile conversion from 1-way to 2-way street with added bike lanes. Investment amount: $322,000 (completed 2012) -Second Ave: .86 mile conversion from 1-way to 2-way street with added bike lanes. Investment amount $446,000 (completed 2013)
