Development Projects

Midtown is experiencing a tremendous amount of residential, institutional and commercial development with over $2 billion invested in area projects since 2000 and more than 3,800 new housing units.

The Scott

Ground breaking for the Scott took place early in 2016. 199 residential units and 15,000 square feet of retail will be added. Construction is on schedule for a December 1st opening, but units are pre-leasing, and anticipated to be fully leased by the opening date.

The Selden

This $10 million mixed-use project will feature a restaurant and office space on the ground level, and 12 for-sale condo units on upper levels. This project is estimated to be completed by summer of 2017.

The Vernor

This development planned for the intersection of Cass and Canfield, calls for 300 market rate apartment units, along with hotel units, and ground level retail.


A new development has been planned in New Center at the corner of Third and Grand. This new development calls for 231 new residential units, 20,000 square foot of retail, and 250 parking spaces. Ground breaking is estimated to take place fall of 2016.

Third/Willis Storefronts

The former show bar located at the corner of 3rd Avenue and Willis Street is being converted into 3 commercial spaces. The corner space will be used for Shag Bar, a 60 seat bar & restaurant with patio seating. The other 2 commercial spaces already have tenants lined up: Cake Ambition, a cake shop, and Blossoms, a flower shop. Construction is estimated to finish summer of 2016.

Wayne State University

To add to the development around the new Red Wing arena, the Ilitch family donated $35 million for a new 120,000 square foot business school. The total project is estimated to be $40 million and is expected to open in 2018. Other university projects include the $48 million Hilberry Gateway project and student housing development. The Hilbery Gateway projects will expand and improve the existing theater by adding an additional 500 seats. The student housing initiative aims to add 750 new beds by 2021.

Whole Foods Market

Located on Mack between Woodward and John R, the Whole Foods Market finished construction in 2013. This $10-million project added over 20,000 square feet of market space in a neighborhood in need of a grocery store.

Will Leather

The former Tomboy Supermarket is now home to Will Leather Goods.This high end retail fashion outlet features approximately 8,000 square feet of retail space with an espresso bar located and art gallery space located inside.

Woodward Garden Block Development

Woodward Garden is a completed, four phase redevelopment project that is located on Woodward Avenue between Mack and Warren. Phase one was the construction of a 300-space parking structure, which was completed in 2009. Phase two was a rehabilitation of a two-story historic building at 3965 Woodward Avenue, and the construction of a three story office space completed in 2011. Phase three was a 32,000 square foot renovation of a historic theater, which was completed in 2013. The final phase was the construction of a mixed-use building with 11,500 square feet of commercial space, and 60 residential units. The full project was completed in 2014.

Woodward/Willis Mixed-Use Project

Construction finished on the Woodward-Willis building in the fall of 2015. This $6.8-million project consists of approximately 29,000 square feet of office and retail space. Tenants have begun occupying the space, including anchor tenant, Lawrence Tech University.
